A diaspora mortgage is a home loan from a Kenyan bank to a Kenyan living abroad, secured on property in Kenya and usually repaid from foreign income. KCB, Stanbic and HFC all publish diaspora options. KCB’s diaspora residential mortgage lends up to 90% of the purchase price or valuation, whichever is lower, for up to 25 years. You will need payslips, an employer letter, bank statements, your ID or passport and KRA PIN, a sale agreement and a valuation of the property.
Checked on 7 November 2026 against KCB’s diaspora residential mortgage page, KCB’s diaspora mortgage requirements, Stanbic’s diaspora banking FAQs, Stanbic’s affordable housing loan and HFC’s borrowing page. Interest rates are not published for standard diaspora mortgages; banks quote them per applicant.

Who qualifies for a diaspora mortgage
KCB lists Kenyans in diaspora among the borrowers it lends to, alongside resident Kenyans, expatriates and companies. Its one fixed condition is that the property offered as security must be in Kenya. Stanbic’s diaspora account is open to Kenyans over 18 living abroad, and it lists home loans, equity release, vacant land financing, mortgage top-ups and construction loans as options for those customers.
In practice, banks look for stable foreign employment (permanent staff are easier to approve than contract workers), a clean credit record in your country of residence, and enough income left after existing debts to cover the instalment.
What the banks publish
| Bank | Product | Published terms |
|---|---|---|
| KCB | Residential mortgage – diaspora | Up to 90% loan-to-value (lower of price or valuation, or priced bill of quantities for construction); up to 25 years; KES or USD account required |
| KCB | Diaspora mortgage | Covers plots, ready-built houses and renovations |
| Stanbic | Diaspora home loans | Ordinary home loan, equity release, vacant land, top-up and construction; rates not published |
| Stanbic | Affordable housing loan (KMRC) | 8.99% fixed, up to KES 10.5m, 1.5% facility fee, loan in KES; the page said the offer ran to 30 September 2026, so confirm it is still open |
| HFC | Diaspora mortgage | Homes or plots; digital application; documents and rates not listed on the page |
Because standard diaspora mortgage rates are not published, ask each bank for a written quote with the rate, the reference rate it is tied to and all fees, then compare total cost over the loan term.
Documents for a diaspora mortgage
KCB’s list is the most detailed of the three banks:
- completed application form;
- payslips for the latest three months and a letter from your employer confirming your status and retirement date;
- bank statements for the last six months (twelve months for business income);
- copy of ID and valid passport, and KRA PIN certificate;
- three passport photos and a KCB account;
- sale agreement signed by both parties and witnessed by a lawyer;
- copy of the title (at least 35 years left on a leasehold), valuation report with photos, and an official land search;
- spousal consent or an affidavit of marital status.
Stanbic adds a credit report from your country of residence and one year of bank statements for diaspora applicants. If you cannot travel, signatures are usually witnessed by a notary, a Kenyan embassy official or bank staff.
The approval process
KCB sets out four stages: preliminary appraisal (about one day), approval after a favourable valuation (four to seven days), acceptance of the offer letter within 15 days, and instructions to a valuer chosen from the bank’s panel. When you accept the offer, you pay the appraisal fee and the first premiums for mortgage protection and house owner’s insurance. Legal work on the charge and the transfer follows before money is released to the seller.
Costs beyond the interest rate
Budget for more than the deposit and instalments:
- stamp duty on the transfer (4% of value in municipalities, 2% elsewhere);
- valuation, legal and appraisal fees;
- mortgage protection and building insurance every year;
- currency risk if you earn in dollars, pounds or euros but repay in shillings, or the reverse.
Mistakes to avoid
The biggest losses come from the property, not the loan. Never pay a seller before your own lawyer has done an official search and confirmed the title. The bank’s valuer must confirm the land is not on a road reserve, wetland or public utility land. Our guide on buying land in Kenya from abroad covers title checks in detail. Frequently asked questions
Can I get a diaspora mortgage without coming to Kenya?
Usually yes. Banks accept documents witnessed by a notary, embassy official or bank staff, and HFC offers a digital application. You may need a local representative with power of attorney.
How much can I borrow with a diaspora mortgage?
KCB lends up to 90% of the lower of the purchase price or valuation. The actual amount depends on your income and existing debts.
Can a diaspora mortgage be in US dollars?
KCB requires a KES or USD account; Stanbic’s affordable housing loan must be in shillings. Ask the bank which loan currencies it offers.
How long does approval take?
KCB indicates about one day for appraisal and four to seven days for approval after a favourable valuation, before legal work begins.
