President William Ruto on Sunday handed over the Pioneer Affordable Housing Estate in Eldoret, one of the largest developments under the government’s Affordable Housing Programme, as the first buyers collected keys to units priced from KSh640,000.
The handover in Kapseret constituency, Uasin Gishu County, was part of the President’s development tour of the North Rift, which on the same day took him to Kapsabet in Nandi County. Housing and Urban Development Principal Secretary Charles Hinga took the President around the estate and used the visit to talk up the wider programme, saying the State has 98 housing projects in Nairobi alone worth KSh233.8bn and is also building 10,000 houses for the military.
What the estate offers
According to a statement by Interior Principal Secretary Raymond Omollo on October 12, the estate has 2,148 homes in 15 residential blocks, along with 104 shops, a supermarket, a clinic and a kindergarten. Residents also get a clubhouse, a swimming pool, a basketball court and children’s play areas. Omollo said construction was substantially complete at that point, with contractors finishing landscaping, cabro-paved roads and walkways, the pools and the lifts.
The size of the project has been quoted differently over time. The original Boma Yangu listing described it as a 2,105-unit development, while a government update during an earlier site visit put it at 2,157 units and 84% complete, with an October 10 completion target.
Omollo tied the project to Eldoret’s growth since it was awarded city status in August 2024, saying the population has risen quickly and pushed up demand for decent housing in the town. He added that the estate has an integrated waste-management system and that its construction created jobs for residents and business for traders in the surrounding area.
How much the homes cost
Prices on the government’s Boma Yangu portal start at KSh640,000 for a one-room social housing unit, which works out to about KSh3,800 a month under the typical tenant purchase scheme. A two-room social unit is listed at KSh960,000, or about KSh5,200 a month, and a three-room social unit at KSh1.28m, or about KSh6,500 a month.
Most of the estate, however, sits in the higher bands. The April 2026 Boma Yangu property guide lists 606 two-bedroom affordable units, 270 affordable studios and 225 three-bedroom affordable units, against just 464 social units in total. The remaining 540 are market-rate two- and three-bedroom homes. Property agents’ listings put affordable studios at KSh1m, two-bedroom affordable units at KSh2m and three-bedroom market units at KSh4.8m.
Buyers register on Boma Yangu online or by dialling *832#, save towards the unit they want, and can pick a house once they have raised a 5% deposit on its value. Allocation is done through the platform based on savings history and eligibility. Our guide on how to apply for affordable housing in Kenya walks through the steps.
Why it matters for Eldoret’s economy
The programme is funded largely by the 1.5% affordable housing levy deducted from salaried workers and matched by employers, so deliveries like Pioneer are the main test of whether that deduction is producing homes. For Eldoret, the estate’s 104 shops add to a wave of new trading space in the city, including the KSh6bn 64 market, where traders are still waiting for clear stall allocation rules.
Housing projects across the country continue to hire artisans, technicians and site staff. Readers looking for such work can browse current construction jobs in Kenya.
