A Sacco mortgage loan lets a Sacco member borrow to buy a house or land for construction, using the property’s title as security. Some deposit-taking Saccos now offer home loans refinanced by the Kenya Mortgage Refinance Company (KMRC), which allows lower fixed rates than ordinary Sacco development loans. Stima Sacco, for example, prices its KMRC mortgage for salaried members at 9% on a reducing balance for up to 25 years.

How a Sacco mortgage loan works
Saccos traditionally lend a multiple of a member’s deposits, guaranteed by other members. A Sacco mortgage loan is different: the main security is the title of the property being bought or built, and the loan is repaid over many years. Where the Sacco is a KMRC partner, it can refinance qualifying loans with KMRC, a Central Bank of Kenya-regulated mortgage refinance company, which helps it offer longer tenors and lower rates.
Because the title is the security, you will need a clean title and a valuation. Our guide on how to get a title deed in Kenya explains the documents involved.

Other conditions on Stima’s page: salaried applicants must be first-time homeowners, repayments must not exceed two-thirds of basic pay, and applicants must have worked for at least 12 months, with 6 months in the current job. Business applicants must have traded for more than 3 years and be no older than 60. There is no grace period, other loans cannot be bridged, and construction loans can be released in tranches over up to 6 months. Property insurance must be renewed every year. Members pay a contractual monthly deposit of KSh 1,000.
Sacco micro-mortgages
Not everyone qualifies for a KMRC loan. Many Saccos also run micro-mortgage products for land purchase, smaller builds and home improvement. Stima’s Makaazi Poa product, for instance, lists:
- land purchase up to KSh 10 million at 12.95%, over up to 84 months, up to 10 times deposits;
- whole-house construction or purchase at 14%, in two bands (up to KSh 4 million over 60 to 120 months, and KSh 4,000,001 to KSh 15 million over 144 months), up to 5 times deposits;
- home improvement up to KSh 500,000 at 14% over 24 months.
Each carries a 0.75% processing fee plus excise duty and a 0.75% insurance fund charge. See our full breakdown of Stima Sacco loans for its other products.
Sacco mortgage loan vs bank home loan
- Rate: KMRC-backed Sacco mortgages can be cheaper than many bank variable-rate mortgages. Compare the full cost, including fees and insurance, not just the headline rate.
- Entry: Saccos require membership, a contribution history and minimum deposits. Banks require income proof and often a larger cash deposit on the house price.
- Rate type: ask whether the rate is fixed for the full term or can change.
- Loan size: Sacco caps, such as KSh 10.5 million under Stima’s KMRC product, may be lower than bank limits.
- Flexibility: Saccos may accept check-off repayment straight from your payslip, which reduces the risk of missed payments.
Steps to apply
- Confirm your Sacco offers a mortgage and whether it is KMRC-backed.
- Build the required deposits and shares, and keep contributions uninterrupted.
- Choose the property and get a copy of the title, a search and a sale agreement draft.
- Apply with payslips or business records, ID and KRA PIN; the Sacco will commission a valuation.
- Sign the offer, register the charge on the title and arrange property insurance.
- Receive the funds directly or in construction tranches, then start monthly repayments.
Ask for a full repayment schedule before you sign. Small differences in the rate make a large difference over 20 to 25 years.
Is a Sacco mortgage loan right for you?
A Sacco mortgage loan suits members with a steady payslip or reliable business income, a solid savings record in the Sacco and a clear plan for a first home. It is less suitable if you need a very large loan, expect to change jobs soon, or cannot keep up uninterrupted contributions while you save the required deposits. Work out the monthly repayment at the quoted rate, add insurance and service charges, and make sure the total leaves room in your budget for emergencies.
