About ALP Industrial REIT

ALP listed on the Nairobi Securities Exchange on March 11, 2026, as East Africa’s first industrial REIT, raising US$29.55 million with cornerstone backing from PIDG through InfraCo and the UK’s MOBILIST programme. Its initial portfolio, ALP North Two in Tatu City and the Courtyard and Kyoga warehouses in Tilisi, was 98% occupied.

For the period to June, the REIT reported US$399,737 (KSh51.95 million) in rental income and US$233,087 (KSh30.29 million) net profit after establishment costs. Total assets were US$45.18 million, including US$14.74 million in cash, with no borrowings. It retained income at June because rent had only accrued since May 1.

Growing the portfolio

In July, ALP proposed adding ALP North Three, a fully let 21,628 square-metre warehouse in Tatu City valued at US$18.42 million, by issuing new units to the promoter, taking total units to 44,948,485. Alongside the dividend, Africa Logistics Properties launched Kivu, an 11,000 square-metre warehouse at ALP West in Tilisi that was about 85% let within a month. Kivu could later join the REIT, though no price or date has been set.

“With the first dividend from the ALP REIT, we are beginning to deliver on the income proposition that underpins the platform,” said CEO Raghav Gandhi. ALP plans to move to quarterly distributions as the portfolio grows.

Should you invest?

  • Dollar income: payouts are in US dollars, which suits investors wanting a hedge against the shilling. See our guide to dollar funds and investing from abroad.
  • Liquidity: REIT units can trade thinly on the NSE; check volumes before buying.
  • Concentration: the portfolio is a few warehouses in two parks, so tenant exits matter.
