Watts Auctions is conducting the sales.

  • vacant plots in Kitengela, Olturoto, Joska and Komarock;

  • a motor vehicle workshop in Kisii and rental buildings in Kisumu and elsewhere;

The notice does not give the total market value, reserve prices or expected proceeds, nor how much of KUSCCO’s debts the sales are expected to cover.

Why KUSCCO is selling

KUSCCO members voted to dissolve the union in August 2026 after efforts to revive it failed. The Commissioner for Co-operative Development cancelled its registration and ordered liquidation, appointing a three-member team to wind it up. A government forensic audit found the union insolvent, with liabilities of about KSh17 billion against assets of about KSh5.4 billion. Proceeds will go towards verified claims in the order set by law.

The collapse has hit member saccos that placed deposits with KUSCCO. See our reports on Ukaguzi Sacco’s slow KUSCCO recovery and the tax tribunal’s order on KUSCCO’s KSh973m KRA bill.

Checks before you bid at the KUSCCO auction

  1. Get the full catalogue from Watts Auctions, including land reference numbers.
  2. Do an official search on Ardhisasa or at the land registry to confirm ownership and any charges or cautions; see our guide to land transfer steps and costs.
  3. Visit the property: several are incomplete or occupied by tenants, which affects value and possession.
  4. Check the auction terms: deposit on the fall of the hammer, balance deadline and who pays stamp duty and transfer costs.
  5. Budget for extra costs: stamp duty, legal fees, any land rates arrears and the cost to finish incomplete buildings.
  6. Watch for fraud: pay only into accounts named in official auction documents. Our land fraud checklist lists 12 checks.

What it means for sacco members

Members of saccos that lost money in KUSCCO should not expect quick payouts: assets of about KSh5.4 billion against KSh17 billion in liabilities means verified creditors are likely to recover only part of their claims, and only after secured and preferential creditors are paid. Sacco members can ask their boards for updates on claims lodged with the liquidators.
